House Buying

Need some advice on buying a house, never done this before. Right now my credit sucks *** but will be paying off all of it by the end of the year, will that clear up my credit or is there something I need to do to boost it up? What kind of out of pocket money is needed to buy a home and what are the going interest rates?

Not to be a Debbie Downer, but I wouldn't get in too big of a hurry. Repairing credit takes a lot of time. Most lenders wont even talk to you unless your in the 700s. Even then, you will need a good down payment.
Pay bills on time, and in full. Get a small credit card through your bank that you can pay off at the end of every month.
This sight will do wonders. It will let you simulate how paying bills off effects your credit. It's free also.

Get rid of credit cards, that is revolving credit and looks bad on your report. Last time I checked you need 20% down at least to buy a house, and I think you should get a ten or 15 year mortgage its the way to go. Also your house payment should not be more than 25 percent of you pay per month.

I originally got a 30 year, but refinanced into a 10 year, 7 more years to go baby!

Oh yeah call church Hill mortgage these guys were awesome to deal with, they came to my house and did the paperwork at my convince, and everything else was either mailed, emailed or faxed.

Do not, I repeat, DO NOT use Dovenmuehle Mortgage. I refinanced with America Home Key Mortgage, and before I made my first payment, it was sold to Dovenmuehle. Worst company ever and I had BoA before. BoA was awesome in comparison.

getting rid of credit cards to make someones credit better is the worst advice I have ever heard...You should have 2-3 cards with a SMALL balance...

To rebuild credit will take about 5-10 years, I thought the going rate was 10% down for a house but its been 5yrs since I bought mine...

Awesome, lets go into more debt so we can borrow more money, thats sound advice.

Credit cards are revolving credit and look bad on your credit report, they are high risk with high interest rates and it makes absolutely no sense to me why someone would have one.

Most people dont pay off there credit cards every month even though they had every intention on doing so to build their credit. So it doesnt work and ends up hurting your credit rating.

Are you renting now? If so thats building your credit, have a car payment yep that too. I would not go into more debt because you think its going to help you get bet a better credit score. Save the money that you would be paying in interest towards your down payment.

As dumb as it sounds but credit cards build your credit. My mom works at a bank and has always told me that gas station credit cards are the best and easiest way to start building your credit back up. But like said before, it ain't gonna happen over night.

I've got all kinds of credit cards and my credit is almost to good.

I've been in the mortgage business for a little over 20 yrs and an underwriter for just less than half of that. It takes a long time to repair your credit and paying everything off is not necissarily the best way. Kepping a low balance on revolving debt does look good, it means you're not maxing out and potentially living beyond your means. If you have collections, depending on the amounts, you may have to pay them off. Be ready to explain your poor credit. If it's medical related, that's fine, no more info needed or required. A lender cannot inquire about medical issues.

Most programs require you have 3-5% of your own funds in the transaction and the remainder can be a gift or grant. There are still programs that allow as little as 5% down, but you'll be paying mortgage insurance on anything financed over 80%. I'll help answer any questions you have. Good luck man!

Credit is an evil bastard that can scare the crap out of you if you let it.

When I bought my house my credit was great. Fast forward a few years and due to a few unfortunate events it sucks now and credit cards were to blame(well I'm to blame for using them). I sat down with the lil women and we decided we would only spend x amount on ourselves every week. Went through the bills and put a target on the smallest one and paid it off and so on and now we are almost out of debt. Credit still sucks cause when I applied for my truck load my interest rate was crap and that was with me putting $3500 down. The difference is now I'm not broke. Yes my credit sucks but I have much more money at the end of the week.

Also check out Quicken Loans I refied mine throught them you have to do a little more leg work your self but it's easy.

this is a mistake, listen to the advice your getting. Banks want to know your worthy of paying them back so they dont have a bunch of unwanted properties in their posession in a couple of years (sound familiar). Paying off in lump sum won't help your credit, not anytime soon anyway.

If you'll listen to those who have been thru this before, it can be done.

10 years ago I couldn't pay attention I was so far behind.
If you are only 10k behind you can catch up very quickly.

My master money savings plan:

October thru February my job slows down,way down. I base my yearly bills on "winter wages". So if it comes a blizzard or I want to take a longer Thanksgiving break my kids won't starve or the house won't get repoed. Also I'm not digging into savings just to get by. Things are a little tight on the winter, but I'm OK with it.

The rest of the year, I still live off the same amount of $. Only the extra( ample) gets used on savings, toys, vacations, credit card and such.

I agree credit cards are spawns of the devil, but also do help your credit to have one and keep the balance low.


Now my advice for buying a home to YOU.
The advice may be different for others..
Find a good mortgage broker and be honest with them...yes, you'll be out more money, but the leg work will be much easier on you. Get pre-approved for your loan so you don't find your dream house, only to find its 20k over budget. Also be realistic...you don't have to live in a house like the rich cousins or in laws. A solid house in a good neighborhood is all you need. Anything more and you are just showing off IMO.

I do not agree with taking on more debt to be able to borrow more money, when you do that you are taking on risk. What happens if you lose your job or have an emergency? Those things become major problems instead of bumps in the road.

I would pay off all my debt and then save for your house, don't go int more debt to do that. Find a lender that will take all that into consideration(Churchill mortgage) and get your house.

Life will be way easier if all you have for debt is a house payment, ask me how I know. I've been there 15k in debt had a 7k ding on my credit. Now I'm debt free besides my house with money in savings.

i have listened to that radio show he has a handful of times and even just that little bit makes a difference. makes you think at things a little different and have a plan of attack for your expenses.

right now, our goal is to get out of this damn house we bought and be debt free. we have knocked out about $12k in about two years. just gotta hammer down, and really prioritize. i would love to buy rigs and wheel, but all i get is about once a year realistically. hustlin parts on the side helps too.

right now, our goal is to get out of this damn house we bought and be debt free. we have knocked out about $12k in about two years. just gotta hammer down, and really prioritize. i would love to buy rigs and wheel, but all i get is about once a year realistically. hustlin parts on the side helps too.
I listened to that podcast everyday for 4 years. It's crazy from where we came to now. We had all this debt and now have none. I even decided to quit work and go back to school full time at 35 years old, I'm older than some of my professors. Never would of been able to live the way we are without some guidance from Dave. I even get to go wheeling a couple times a year, and have a pretty nice jeep.
