land in east texas

So would buying 10 acres of land in east texas be a good idea for retirement/investment? Was thinking I could use it as a weekend getaway until we retire in 90 years or so.

How much would taxes be per year on undeveloped land in a small town?
Anything to watchout for?
Should I plant pinetrees on it?
Should I put a pond on it and stock it with largemouth bass?

I just found 16 acres in east texas that is entirely planted with loblolly pine. Is this good or bad? Which pines are worth money? How long before the trees can be cut and sold for some moolah? These trees were planted 10 years ago which in my mind should mean that they are in good health so I wouldnt have to worry about raising them from the start. Am I correct? How much would I profit off of 16 acres of loblolly? Hopefully someone has the answers to these questions because this is all new to me.

How much would it cost to clear 2 acres for a house and a pond? I know someone that knows how to drive a bulldozer quite well (OldGoat) so I guess I could just rent one and let him do the work. His payment would be that he could fish the stocked pond anytime for free!!!

Just found a website that says I can bale and sell my pine needles to nursuries for added income. Sounds like alot of work to me, but might be worth checking into.

Where in East Texas? My granny-in-law just put up some property around McCloud or McClean? beats me exactly, I overheard her telling the wifey about it. One of those "been in the family x-generations, blah, blah, blah" things.

she's a tight ol' bitty, so I'm sure taxes on undeveloped land aren't too bad. I don't know much about loblolly, but loblolly sure does show up funny in text. makes ya just wanna say loblolly over and over until you can't loblolly anymore. can't help but laught at the mention of loblolly. okay that's enough.

what happened to the bass boat? or finishing the buggy? or powdercoating business? or the new buggy you wanted to build at one time? slow down a bit, have fun for a while then worry about this kinda stuff, cause i know that in a few months youd wanna sell it to buy somethin else. youre worse than me with the changing your mind thing!! i know im just a youngin, but thats my advice

Land in east Texas is a good investment. Pine is a cash crop, just takes a might longer than a normal garden. in 98 I sold timber on 15 acres for a net of 16500 and 5 acres was in pasture... so figger 10 acres.

loblolly is slower growing than the pins they are plantin in the clear cuts these days.. check with some of the foresters around there.. go down to lufkin @ the Natl Forest Office and vist with some of the guys there who manage timber.. Both my sons are into timber as well and do good with it. but there are the times when you wait a few years while the pines mature... there is a science to having timber available on a yearly basis... the more plantable land you can aquire the larger a crop you can set for harvesting on a yearly basis.. start with the 16 and look for more raw land.. plant it all.. 25 yrs from now you will have plantry of wheelin \ fishin \ whatever $$$$

I'm not picky on exact location. Let me know how many acres and where it is located.

bass boat is still on my mind, the buggy is going on ebay as soon as I get an axle under the front in about two weeks. if I buy land it will be around for awhile, I wouldnt sell it unless someone offered me a lot more then I paid for it. My mind moves so fast from one thing to another that I can't even keep up with it.
