Sold My House Yesterday!!

With my new job I was told I needed to relocate. I figured it would take awhile to sell my house without "upgrading" it some. Anyway I started just telling some friends and within a week I had two different people come look at it. I told them both $40K as is. On Friday evening the second couple came by (a friend of mines little brother and wife)....they and his Dad checked it out. Within an hour after leaving they stopped by my shop and said they were having a lawyer draw up a contract and were gonna place earnest money down Sunday!! They deal at the same bank as I do and told me they were already approved for the loan I guess I need to find a place to live huh??

I 'think' I am supposed to move over towards Kilgore area so I can be central to Louisiana and also anything down towards Alto area. I talked to another buddy of mine today that has a 2BR trailer house for sale and said he would take $4K for it. It is pretty nice really....he just needs to get rid of it cause him and his g/f are moving into a house that they got from some family. I figure I can go "borrow" a truck from the guy I used to work for and move it myself. Gotta call in on 30 acres just south of Kilgore, they want $3750/acre for it....that may be stretching my budget a bit cause I wanna try to lump in a shop on the note!! If anyone hears of any land for sale in that area please let me know!

I dont do mud anymore. It cost TOO much money. The last time I was in mud it cost me roughly $5800 and a 30 pack of Keystone........flipped my brand new Kawisaki BF750 over in a hole and sucked the motor full of water.

I live just west of Kilgore. There is cheaper land than that around here, but it might not be as good for what you want. Not to be nosey, but why would you want 30 acres? I might have a metal building on 5.8 acres for sale. I might sale you a few acres on my 200 acres. Just might be worth your time to check.

Oh, that's right. I just remembered, you are a friend of that guy that thinks riding in a Samurai is 'like riding a donkey.'

Well I found out that I need to move in the S. Tyler/Jacksonville/Palestine area. I found a really nice place in Frankston that is 10.5 acres with a fairly new 30x40 TALL shop and approx 10' overhang all down one 40' side. Full bath and shower, electricity ran, community water, septic tank, 40 gallon water heater. It looks to be a really hilly place with some creek beds and stuff on it. They want $89,900 for it. I went to the bank today and he said he wanted 20% down....I only got $15K to put down on it and still wouldn't have a place to live unless I lived in the shop. I can get that trailer house from my buddy still for $4K, but that even adds more onto it. Anybody wanna donate around $4000 to me?

Sounds to me that 20% down is a little much. I ask him about it and he said that since the mortgage crisis awhile back that is how it is. Can anybody shed some light on the subject?

I'm talking about down payment on the bank note. I figure about $1K on the closing cost is about right though. Called another banker friend of mine and she said 20% too!

Well here is an update as of today. Signed papers on 15 acres that is 12 miles south of Frankston on Hwy. 155. Picked it up for $2900/acre. I have been calling EVERYBODY on metal buildings. Planning on 40x60x12 with two 12x10 foot rollup doors, three walk in doors, 4 windows, 3 ridge vents, 6 skylights in the roof, and fully insulated. That is gonna be around $19,500 from Sawyers in Tyler and I build it. I talked to several concrete guys and they have all been in the $10,500 range. I talked to this Mexican guy here local to me and he said he would form, pour and finish it for $2400. I figured the mud, steel and poly and it was around $6K. Water meter is gonna be $1070 and I got a backhoe available to me to run the water lines. Gotta get back with TXU on the power tomorrow and still waiting on the specs for the sewer system.

Oh and then me and my brother are gonna frame up 800 sq. ft. inside for an apartment....basically one of the three bays will be my crib. I am gonna be well under the $90K range when it is fully done. Cant beat that with a stick. I have seen just the land sell for that. Plus I got a creek that runs through the place with some SICK creek banks. I am talking nearly 30' to the bottom!!

My house will be closed on in the next couple of weeks so I was kinda running out of time. I was walking around my new property today and noticed that the owner (lives next door) has a trailer house behind his house. I talked to him about it and told him my circumstance and he said that he would rent it to me till I got my junk built for $200 a month!!! And that includes water and trash pickup and that I could just pay him for whatever electric I use! He already gave me a mailbox and post and said he had some black PVC pipe that is like 16" OD with around 3/4" wall if I wanted to build any creek crossings. Also eyed some huge shelving on the back of his place. He said I could have dibs on any of that stuff!! Yeah baby!!
