Stupid taxes went up again...

*rant on*

I'm absolutely sick of this. Every time I get a bill from the tax office it seems like it has gone up. They've gone from $600 to $1200 in the period of 8 years.... stupid house isn't hardly worth that much, and the land isn't for sure. They said I made improvements... BS... apparently because I cleaned all the junk from beside the house and graded the driveway I made major improvements. Right in the middle of town and I don't even have a concrete driveway. Not even ribbons. Park on gravel that was left over from the last time they paved the road that I swept off the street. When I bought this house, it was in Central Lubbock... now it's considered "East Lubbock" (which has always been a bad label here). Just rediculous.

On top of all that, my kids brought home a letter from the school district saying their elementary school is among the worst in town, and based on the state's recognization, my kids can be transferred ANYWHERE of their choosing in the district. They don't wanna fix it, they'll just send the kids somewhere else. I thought that's why I paid taxes to begin with?!?!

I feel your pain. I am going to pay my Mom's taxes this year. $600 because she is retired. Sad part is that she is 61 and not working. And if it wasn't for us children she would probibly be put out on the street if she didn't pay them. Guess what you buy is really not yours. One day it will return to the state or be sold.

I live off 50th and University... on the east side of Clapp Park...

my yearly taxes are now more than the closing costs and commissions on my house when I bought it in Feb. 97.... They're claiming my house is worth $44k, I only paid $20k and I'll be happy if I can even find one of those "We buy ugly houses" guys to give me $25k when I sell.

heh, what is it, she missed her first game in 24 seasons last week? seems like she ought to have enough savings to buy her own damn road

I thought Texas passed a state law saying that P. taxes couldn't go up more than 10% a year.

yeah, I think they did. that doesn't mean that they can't change the assessment of your house every year though. I think they can go back and change property values whenever a house in the neighborhood sells, and they don't necessarily have a defined area where the "neighborhood" begins and ends.

I'd love to get an equity loan and bring the house up to the standards of the neighborhood. It needs a driveway, and if we ever do get rain I'm afraid a new roof will be shortly behind. I havn't ever tried getting an equity loan on it, but part of the reason I got such a good deal to begin with was because banks wouldn't consider giving a mortgage loan on a property that didn't have a driveway. I don't know if that'll be a problem now or not.

would it help if you got it appraised by an independant company? Then the state couldn't make it up as they go? Well, I guess they still could, but at least you'd have something to fight with.

I've fought it each year... they know what it's worth. The lot appraises at $3500. That's $500 more than all the other lots on the block, but I can deal with that because it's 10' wider.

Each year they send me a "tax estimate" and give the owners an opportunity to dispute the increase. I take advantage of this, and have saved myself over $650. I didn't start disputing the taxes until they reached the $1000/year mark. I figure anything less is reasonable, but three years ago the taxes took a huge leap to nearly double.

All in all, I guess I can't really complain too much. Considering we have a good police department, great fire services, and they grade my alley twice a year it's a good deal. I know the city offers a lot of services that benefit the community and I'm happy to pay my part. It just irks me that they don't gradually increase my taxes according to the costs of living. The appraisal district takes huge chunks and then will "ease down" their adjustments when you go in and dispute it. I feel kinda like they run the tax office like a car dealership. Let's mark the price way up, so we have something to give back as an incentive to go ahead and make the sale.
