Long Ranch Wheelin'....the next run

Hello all, Joe here just wanted to say thanks a million for coming out to my place last weekend.
I hope everyone had a good time, like I told people it ain't Katemcy but it ain't bad. I am planning on having another run on July 9th. Prices are as follows
$20.00 gate fee(tow-rig,trail rig,& driver)
$5.00 pr passenger(13&up)
$5.00 pr nite camp fee(pr/rig)
open Fri afternoon around 3 pm give or take, camping Fri nite, Sat mourning start wheeling @ 8am,lunch break,afternoon wheel or swim, around 6pm evening run 'til dark. Sun am wheel (hangover run) close gate about noon(give or take)
Sorry for the large groups last time only four rigs in my group more people could have come with my group we went to all the same places the hard and the easy groups went we just went to them a different way. We will break it up better next time.

Joe, it's great that you're opening up your ranch for some wheeling. I'm glad to see a new place to ride and I hope to make it out some time for a weekend with you.

Since you're the owner, I have a question for you. I see that you charge $5 per passenger. I'm curious what that $5 is for. Are you providing a service or have extra overhead due to the passenger that is covered by this extra fee? For example, I could understand if you were providing extra port-a-potties, or meals, or even trash service pickup then the extra fees would be justified in order to cover the extra cost.

I'm not critizing you. As the owner, you're more than welcome to charge anything you want. I'm just curious why the extra fee comes into play for passengers.

Please remember, not an attack just a curious question.

Are you paying fees to use the land/facilities, receive services/goods, or to enjoy the outing?

Rhetorical questions: If the passenger didn't enjoy the outing, do they get a refund? If you don't enjoy your outing as a driver, would you expect your money to be refunded?

Did I piss in your Post Toasties? If I did excuse me! When I go,driving or riding I go for the pleasure of the outing. I expect to have to pay for that pleasure. I`m just glad the passenger is such a reduced rate.
The only way I would ever expect a refund is if they closed most of the trails and I couldn`t fullfill my expectations. If I went there knowing that most of the trails were closed,then no I wouldn`t.
When I was a kid,when we went to the drive in movies my dad had to pay for everybody in the car,not just the driver. Imagine that.

My questions about refunds were rhetorical. I've been to places and paid for passengers before. Some places, the fee was justified (port-a-potties are used by everyone, not just drivers, so there is extra cost involved). Other places I've been to the extra price was not justified.

One particular place I went to was charging per person plus per vehicle but there was NOTHING in benefit for the extra fees. When I asked the owner, he said that he thought everyone charged like that. I gave him the example of a guy that wanted to bring his family (wife and 2 kids). Paying the extra fees would have literally DOUBLED the guy's entry fees for no reason. He was already paying for the land use with the vehicle/driver fee. Doubling the day fees would have made it impossible for a return trip to the property.

After this conversation, the landowner actually got rid of the passenger fees for the kids (much the same as Joe has done) to make it affordable for families to enjoy the property.

I ask because I care about wheeling areas across Texas. There needs to be a working, understanding relationship between the landowners and the users. If the landowner is willing to open their land for a fee, then the fees should at least make it worthwhile. However, if the fees go crazy for no reason then fewer people will use the property and there will be less money for the landowner to keep the property open. Fewer users, less money, requires higher gate fees to keep it open and even fewer people. There's a delicate balance that has to be kept in order to keep both sides happy.

The pay to play places I`ve been to,Trees Ranch,Katemcy,Rough Canyon,Cline Ranch, have all charged a per passenger rate. I`ve come to expect it. Five bucks a day to share the weekend with my wife is a small price to pay. On the other hand there are some wives,if they were mine I`d pay another five to leave them at home! I appreciate the 13 and under N/C,because it allows young familys the opportunity to go without breaking the budget.

The answer is: somebody started charging for passengers, got away with it, now many do. I believe Tim McGill at the WheelinRanch was the first time I saw the passenger fee. He has no portapotties (or any other "facilities" for that matter). I've wondered out loud why the extra $5 and got a similar response (it's his land, he can do what he wants). As long as folks are willing to pay, so be it.

Then Katemcy comes along. I saw at least one portapotty out there the one time I wheeled Katemcy, so one could argue the $5 is for extra portapotty emptying. Okay, maybe so.

And then you have BMRA (there before either of the other two above). You pay for the vehicle, not the number of riders. It's the vehicle that applies wear and tear to the land, not the riders. An extra rider causes no extra harm. Yet, we have full plumbing, a large shaded pavillion, and portapotties all over the place, but still no "passenger" fee. A passenger could take a dump in the morning as they roll into the park, shower midday before driving into town for lunch, take another dump in the evening, and shower before the long drive home. All that and not one extra penny for the passenger making use of all those facilities.

So I think "Why $5 for passengers" is a very fair question. And "because people will pay it" is an adequate answer.

i just hope to see the fees regardless of whether for vehicle, people or both remain at prices that families will be able to afford to take the whole family out wheeling and make a weekend out of it several times a year. i know in my case i have to factor in diesel cost and food cost and other little things to make sure it is in my budget. so the cheaper the fees the better

Being in attendance at several of the TMTC meetings where fees for BMRA and future properties were discussed and/or voted on, I agree this was a good question. Would this be the reason to stop me from my first visit to the place, probably not. But curious minds want to know.

I think the prices are based off other parks, inside and outside of Texas. In some cases the Extra $5 goes to the extra liability of the passenger. the 12 or 13 and under is to get people like me to come out. I have 3 kids under 12 which I can't leave at home alone.
My wife will allow $50 per weekend at Katemcy, but that kills most major holidays for me.

My problem now is, I bought her a Cherokee, She would like to drive it on property and take most of the bypasses, but that means another $20 - $25 at each park. I'd love to find a park with a his and hers rate.

To answer your question about the 5 bucks pr/pass it is to help pay for the porta potties and on the first run there was a ton of local hicks that came out in there own car hopped in with a buddy and didn't pay a dime to ride or camp. So that is the reason why I decided to put the extra charge. I know a few bad apples spoil the whole box, but I am just trying to nip a problem in the bud. If you have any questions or want to talk more about this please e-mail me [email protected] I would be happy to talk to anybody about my place and the reasons I choose to set the fees at the rate they are at.

Sounds like a perfectly legit reason to me. Extra fee for the convenience of port-a-potties.
