40 acres in Terlingua

$5000/obo ($125/acre)

Not much but a bunch of rocks, cactus, and some bushes. Half of the land is flat w/ creek beds, the back half has a nice mesa that's an easy hike up, or there's also a road that goes to the top, very nice view.
I bought this with a buddy a few years ago, he's now getting divorced so he needs to cash out.

Never seen one down there, thanks for asking though. There are much more hospitible places to cross along the border than way out there.

We've killed dove, blue quail, javalina (yay), and have seen a bunch of mule deer, though haven't shot one yet.

There are people in the area that have water wells, so I know it's possible. Alot of people out there use rainwater collection systems also.
The face of the mesa faces West, then South on the other side, obviously, which is also contained on the property.

You can call the Terlingua Ranch headquarters, they'd probably know about the water situation.

I also forgot to mention, they have a lodge, and restaurant at the headquarters that the buyer would have full usage of. I believe there's a pool there too, can't remember. It's a short 10 trip over the mountain to get there from the property.

It's not a timeshare, but there are landowner association dues, about $50 a year I believe that go toward keeping the ranch roads graded, and usage of the other facilities I mentioned.

The entire ranch is 300,000 acres or so, w/ senderos criss-crossing it here and there. We pretty much hunt wherever we want and have an agreement w/ our neighbor to the N. to hunt his place if we like. Mostly we just go, campout, shoot guns, and ride ATV's or dirtbikes.

Ok, so, if I have your price cash in hand, what are the procedures to transfer the property to me? Does a survey have to be done? Title search or do you just have a "deed" to the land? Are the mineral rights included? If not, does the holder of the mineral rights have right of access to the property to mine or whatever? Are there any outstanding hunting lease obligations associated with the property? You said this was yours and a guy going through a divorce... so will there be problems due to joint ownership? Best bet is to call JD, I don't know the answer to some of those questions.

I don't believe we have the mineral rights, no lease obligations.
